A Montana quitclaim deed is a legal form that allows the transfer of real property — land and buildings — from a person, typically called the grantor, to another person, usually called the grantee.
The word “person” also includes a trust or limited liability company, or LLC.
After the transfer, the grantee holds title to the property. The MSU Extension Office published a MontGuide on quitclaim deeds with more information about what they are, when they’re used, the risks and possible tax consequences. People can find all the MSU Extension MontGuides at https://store.msuextension.org .
